Real estate agents across the Peel region are seeing an increase in enquiries since lot prices were reduced following the state government's announcement of a $116 million Regional Land Booster incentive.
The reduced 25 development-ready lots include industrial, commercial and residential land in Mandurah Junction, Pinjarra Industrial Estate, and Ranford.
Realmark executive director Mike Rowe, who is in charge of land sales at Pinjarra Industrial Estate, said the prices on the commercial and industrial lots were "very economical".
"The growth of Rockingham and Mandurah particularly eastern on the other side of the estuaries will lead to big requirements for industrial down in Pinjarra," he said.
"It seems to now be an area worth consideration.
"So the pricing on the land in regards to most metropolitan areas is very economical and very well-priced."
Lot prices in the Pinjarra Industrial Estate now start from $214,000.
Other areas included in the Regional Land Booster include Mandurah Junction Stage 2, where prices start from $90,000, saving land buyers up to $11,000 with the incentive.
But Acumentis director Scott Robinson said it would be hard to sell the 270sqm Mandurah blocks for a price any higher than $90,000.
"I don't think they could get much more for that sort of product, there is not a lot that size that is selling unless you go into Golden Bay," he said.
"These incentives have meant that a lot of the lots that didn't really get much demand previously are now starting to sell and that is across the board.
"People want to get a hold of whatever land they can get with these incentives."
The Mandurah Junction lots are all located within walking distance of the Mandurah train station, bus exchange and the estate's landscaped parks, gardens, playground and picnic/barbecue facilities.
Through Regional Land Booster, the final residential lot in Ranford - which is located 2km north-east of Boddington - is also now available for $57,000.
With prices lower, Mr Rowe said he had fielded more enquiries than ever before.
"It's increased substantially, there have been quite a few calls just in the recent week or two," he said.
"We used to get one call a month so it's probably 300 or 400 per cent more than that, we've had three or four parties ringing in talking to me about it.
"We've sold quite a few."
Mandurah MP David Templeman said more affordable land in the Peel region would also further stimulate the local building boom.
"The McGowan government's Regional Land Booster will support Mandurah businesses by stimulating residential and industrial construction in the region, which has experienced a downturn as a result of COVID-19," he said.
"More affordable land will also support local jobs, drive population growth and provide long-term benefits for businesses in the region."

The Regional Land Booster comes in addition to the state government's $20,000 Building Bonus grant and the federal government's $25,000 HomeBuilder grant.
Eligible land buyers will be able to take advantage of up to $69,000 in building and home ownership grants.
