Pristine waterways and a "gorgeous lifestyle" has potential buyers eyeing off Mandurah as their new home with the city topping WA in property searches on Domain.com.au
No other region across the state has captured more buyer attention than Mandurah, with Bunbury coming in second while the likes of Busselton, Geraldton and Australind followed.
The region's exceptional value for money played a key role in the city topping the list, according to ACTON Mandurah director Graeme Baxter.
"It's pretty obvious if you ask me - you can get a property with a mortgage here that's cheaper than renting," he said.

"That's clearly going to make the area extremely popular among a range of buyers, whether you're looking for your first home or your experienced in the market."
Mr Baxter said his firm's average sale price sat between $400,000 - $430,000, but a wide cross-section of properties offered something for every buyer in the Peel region, adding to the area's appeal.
"Apartments, units, four bedroom houses, homes on acreage - they're all available in Mandurah," he said.
"You can still buy a house on its own block of land for $200,000 here. Tell me where else you can do that? It's hard to find."
Mandurah's popularity follows a theme in Domain property searches nationwide, with keen buyers looking for easy access to the water in every state.
The seaside town of Port Macquarie topped the list for New South Wales, while the picturesque Warrnambool headed Victoria's search results.
Mr Baxter said the local waterways, amenities such as the Mandurah Forum and a close proximity to Perth made it no surprise to see the city top Western Australian searches via Domain.
"That's the thing about Mandurah, you've got everything you need," he said.
"If we're talking about why people would want to live here, you've got a great range of schools, all the shops and amenities you're going to need, and the City of Mandurah have done a great job promoting the area to outsiders.
"Obviously a lot of that has slowed down in the wake of the COVID pandemic, but with the amount of events on offer and the attractions in the city, you can see why it would top that list."
