Mandurah home sellers are the sixth "happiest" in the state, new research shows.
A new report by RateMyAgent shows Mandurah saw a 14% increase in vendor happiness in the 12 months between December 2018 and December 2019 - suggesting a positive upturn in the local market.
A survey of 40,000 respondents showed Melville home owners had the highest rate of above-expectation property sale prices in Western Australia, with 36% of vendors receiving a better sale price than expected.
The survey asked successful vendors if the sale price achieved was above, below or in line with their expectations - and results showed a significant increase in overall satisfaction in Australia with net happiness doubling from 20% in December 2018 to 41% in December 2019.
Largest gains in the South West and Peel
Small improvements in vendor happiness were seen across the board in Western Australia, with the largest gains in the South West and Peel, while metropolitan Perth continued to lead the home seller satisfaction charts, the report, Price Expectation Report stated.
Western Australian real estate expert and One Residential agent Shane Beaumont said the report's findings matched up with the current state of play in WA.
"2020 is the year of the comeback," Mr Beaumont said.
"The Western Australian property market has certainly been difficult in recent times, but a positive upturn is on the way as overall buyer enquiries are up 300% compared to the same period last year.
"As the mining sector continues to drive population growth we expect to see overall confidence build across the state for both buyers and sellers."
The seven happiest home sellers were from: Melville (#1), Wanneroo (#2), Nedlands (#3), Stirling (#4), Serpentine-Jarrahdale (#5), Mandurah (#6) and Swan (#7).
