FIRE crews were called to a house blaze on Wednesday evening which left a George Street property gutted.
The alarm was raised about 9pm when neighbours head noises coming from the vacant/derelict property.
Crews from Mandurah brought the blaze under control within half an hour.
Nobody was injured in the fire.
At the peak of the emergency police warned neighbours to close their windows to reduce risk from burning asbestos.
A 40-year-old man who tried to enter the premises while police were investigating was charged with unlawful entry to a protected forensic area and will appear in Mandurah Magistrates Court on September 15.
